A well-researched feasibility study, conducted before the initiation of any project, tremendously helps in understanding the viability and overall workability of any development project. Trying to understand the site's potential and practical value in terms of self-sustainable development, a client approached Atelier ARBO to carry out a detailed feasibility study of his existing plot at Kishanganj, Bihar.
With a close-knit population of about 1 lakh people, Kishanganj is a small city in Bihar that occupies an area of about 1,800 square kilometers. Situated near the Bihar and West Bengal border, Kishanganj is an important subdivision of the Purnea division of Bihar, with National Highway 27 and a railway line passing through the city. The plot, having an area of 1.61 acres, is located at a distance of about 2 km from the Bihar border. Accessible from National Highway 27, that shelters the main railway line, the plot is segregated into various zones as per the client's varied properties. The main entrance faces a private bungalow residence and temporary dwellings for staff on the right, and a parking space for transport trucks on the left. Proceeding further, a separate zone, above the parking space, encompasses about 10 warehouses owned by the client and rented out to different tenants, majority of whom deal in the business of various construction materials. A beautiful central tree becomes the focal point around which the warehouses have been placed strategically. The firm’s team spent some time in Kishanganj to understand the locality and the existing amenities that the city had to offer. Immersing themselves into in-depth scrutinization, the team did an extensive research and detailed analysis of various factors, like the population figures, key demographics, number of schools, offices, and homes present, number of recreation and entertainment facilities, overall culture and daily routine, and the kind of common mindset seen at a large scale in the city of Kishanganj. A comprehensive analysis led the team to an array of feasible possibilities for the potential development of the client's plot. A retreat centre for meditation and rejuvenation, an institutional building, an apartment complex, a shopping mall, a sports academy, and a unique mall incorporating only building materials and fixtures of different brands, were some of the proposal ideas that the firm came up with to utilize the complete potential of the client's plot and create a self-sustainable business model for him. After many brainstorming sessions with the client, the idea of proposing a Sports Academy and Gymkhana, for children and adults alike, posed to be the most viable option owing to the fact that there is a significant absence of a common platform dedicated to different sports and fitness activities in and around the city of Kishanganj. Through this opportunity, Atelier ARBO aims to highlight the importance of conducting feasibility studies for all development projects to obtain a comprehensive analysis of various factors, like the site and its surroundings, formulating clear objectives for the development project, legal and regulatory norms, current market statistics, stakeholder management, and efficient project planning. |
