Exploring the concept of Compact Pre-Engineered homes

Dating back to the 19th century, pre-fabricated homes have been an emerging field of construction, with various companies providing ‘Build-it-yourself’ housing kits to people in the world. The concept of modular, pre-fabricated homes is expected to grow significantly in India, owing to its many benefits in the construction industry.

As opposed to the conventional mindset of people, pre-fabricated homes are not restricted to two-room, compact and cliché spaces. They can cover thousands of square feet area, with a variety of customizable options and designs available as per the client’s requirements. A wide array of positive factors like affordability, lesser construction time, efficiency, and portability, make pre-engineered homes an enticing option in today’s fast-growing housing market.

Let’s ponder upon the construction process, advantages, and disadvantages of pre-engineered homes. 
​CONSTRUCTION PROCESS

Pre-engineered homes are built off-site, in the controlled environment of a factory, following a streamlined manufacturing process. Different parts of the house, like floors, wall panels, drywalls, and roofs, are manufactured in factories. These are then transported to the site by road, where a previously excavated foundation along with concrete base footing has been erected (also cured). The house is then assembled on the foundation using a crane, and walls are joint and bolted together. A separately manufactured, pre-fabricated roof is fixed on the top, completing the skeleton of the house. External elements, such as staircases, decks, and other requirements, are installed at the end.

Construction process of pre-fabricated homes can either be modular, where individual sections or modules of the house are manufactured in factories and assembled on site, panelized, in which pre-engineered wall and roof panels are produced and transported to site, and pre-cut, wherein building components are cut and prepped to arrange on site.

​ADVANTAGES OF PRE-ENGINEERED HOMES

TIME-SAVING AND COST-EFFECTIVE
The extensive use of machines and instruments in an indoor environment of a factory to produce the key components of a structure, reduces the skilled labour cost required for the project.

The process of manufacturing modules in a matter of mere minutes significantly reduces the overall time period of construction, leading to homes being built in just a few months.

Using effective materials ordered in bulk, a considerable reduction in the waste generation is achieved which consequently leads to lower cost.

Keeping harsh weather conditions away from the production process, unnecessary delays in the construction process are substantially avoided.

SUSTAINABLE AND EFFICIENT
With the ability of optimizing material usage and recycling excess materials, the manufacturing approach minimizes the negative environmental impact by reducing debris generation.

Incorporating innovative insulation techniques and sustainable materials, pre-engineered modules can use solar panels and other renewable energy sources to bring down the utility bills and the cumulative carbon footprint of the structure.

CUSTOMIZABLE DESIGN POSSIBILITIES
Defying the ideology of one-size-fits-all, pre-engineered homes can offer a wide palette of design forms, customizable as per the client’s needs, creating an individualistic space.

Although fixed, the overall volumetric shape and space can provide flexibility to the owner, granting a creative freedom to explore alterations which align with the client’s vision.

ENHANCED LIFESTYLE AND COMMUNITY DEVELOPMENT
A compact space encourages owners to declutter their homes by prioritizing their belongings, which leads to a more organized, simple and minimalist lifestyle.

A rise in close-knit community spaces where various pre-engineered homes planned in the form of townships can be seen, in which people are drawn together by various common amenities like parks, gardens, and community centers, elevating social interaction and fostering a sense of care and responsibility for our neighbourhood.

DISADVANTAGES OF PRE-ENGINEERED HOMES
Although pre-engineered homes have an expansive range of positive outcomes, they also have certain challenging aspects when it comes to the construction of these spaces, such as limited areas for exploration, financing difficulties, and restriction of zoning regulations.

A LIMITED RANGE OF SPACE
The idea of manufacturing miniature homes can be a boon as well as a bane. Although such homes are easy to construct and maintain, the compact spaces pose challenges in terms of storage optimization and comfortable living arrangements. Residents need to come up with creative storage solutions and maximizing space utilization concepts by way of multi-use furniture designs.

ZONING REGULATIONS
In-depth research of the zoning regulations laid down by the local authorities of the particular site becomes paramount to facilitate the construction of pre-engineered homes, as some areas may have strict rules which could impact the feasibility, placement, and design of these structures. Building codes specific to the site area play an important factor in the execution of these projects and adhering to them may limit the exploration of pre-engineered forms.

CONCLUSION
As the housing market continues to grow, small pre-engineered homes are evolving as a practical and cost-effective housing trend. The numerous advantages like cost-efficiency, customization options, and flexible design solutions outweigh the challenges posed in this field of construction.

With their sustainable construction practices and ability to create a sense of community, these homes are not only meeting the needs of clients, but also contributing to a more environmentally conscious and connected society.
As more people recognize the benefits of pre-fabricated structures, the demand for these innovative dwellings will continue to grow. Ongoing advancements in the sectors of design, technology, and construction techniques will immensely boost the execution and implementation of pre-engineered buildings.
