Innovative ways in which Pre-engineered homes can be a boon for large-scale residential developments

The mass-produced monotonous structures seem to duplicate each other to create a misconceived judgement of the term ‘prefabricated.’ However, with recent technological advancements and innovative construction techniques, pre-engineering construction has made its way forward from mere warehouses to luxury homes and the attributes of rigidity and monotony, often used to describe modular buildings, are slowly but steadily vanishing.
 
The ability to break down the architectural design of a structure into individual modules can help in safely preparing them in a controlled environment of a factory. This allows the entire design process to get delivered with better construction quality, wherein a vast number of structural configurations and forms can be explored. Innovative design concepts can be thought of and implemented as the project is developed in a factory and later will only be executed on site as per the joinery details which will not compromise on the strength and functionality of the structure.  
Adding to the factor of industrial manufacturing, the construction process of these homes results in a well-balanced outcome of precisely built modern, functional, unique, and aesthetically pleasing user space. Pre-engineered construction refers to the accurate production of different modules done off-site and assembled with ease on site. The process effectively cuts down the need for skilled labour at site and reduces the overall construction period by around 50%. Monitored use of materials leads to a significant decrease in material wastage, and the leftover quantity can be easily reused and refurbished in the production of other modules, making the pre-engineering process of construction a sustainable approach. Such benefits practically answer the question of why pre-engineered buildings should be the ideal choice for large residential developments.  

Technological advancements leading to the surge of Pre-engineered structures

Although the prefabricated structures built in the past depicted monotony in some ways, for example, the dwelling units built after World War II had the same characteristics and form. But the past few decades have elevated the process and design of pre-engineered buildings to a higher level. With the availability of many innovative and sustainable building materials, like cross-laminated timber (CLT) and bamboo floors, in addition to the core construction materials that include steel and concrete, it has led to the production of strong, durable, and contextually relevant structures with spaces that exude a feeling of belonging and peace.

​The invention of various software applications, such as Revit, Vertex BD, STRAKON, and STAAD Pro, make the process of creating precise drawings and three-dimensional details of all the modular units quite easier, as these units will coalesce well to form a functional pre-engineered building. These recently added technologies will help tremendously in the smooth transitioning of modular homes from design to construction.

The ability to use vernacular materials in the construction of these homes adds the factor of contextual relevance to the design, making the space adaptable to its natural backdrop.
